Rules and Regulations

We sincerely hope you enjoy your stay with us and you create unforgettable memories with each and every visit.  In order to ensure the safety, comfort and enjoyment of all, we kindly ask that during your time here, you adhere to the rules and guidelines that have been carefully set forth.  By respecting these standards, we can collectively maintain a harmonious environment where everyone can relax and indulge in the unique experiences Black Meadow Landing and Lake Havasu has to offer. -Management

CHECK-IN: Check in time is 1:00 PM. Early arrivals are based on availability. If you arrive early and your site is not ready, no worries.  We’ll find a spot for you to park while you enjoy all the resort has to offer until your site is available when possible. Sorry, no check in before 10AM.  If you check in after the office is closed for the day, just come and see us the following day before 11am.  

CHECK OUT: Check out time is 11:00 AM. If you need a late departure, please check with our front office prior to the day of your departure.  We will accommodate late check outs when possible.  Approved late departures must vacate their site by 1 PM to avoid any additional charges.  

QUIET HOURS: Quiet time is from 10:00 PM to 7:00 AM. Excessive noise or disturbance at any time could result in you being asked to leave by Management or the BLM.  The use of GENERATORS ARE NOT PERMITTED.

VEHICLES - All vehicles other than your RV will need to be registered with the front office.  

FIREWORKS and FIREARMS:: All fireworks including Safe and Sane fireworks such as sparklers, snakes and smokeballs are prohibited in San Bernardino County (Uniform Code Article 78).   Please note that Firearms of any kind are prohibited on resort property at any time.  

FIRES - Only gas burning fire pits are permitted.  The burning of any wood or combustible material is strictly prohibited.  

ALCOHOL: Excessive use of alcoholic beverages is prohibited. Disorderly conduct will not be tolerated and may result in your eviction. No open containers are to be taken in the registration office, store or restaurant. No glass containers allowed on the beach. 

SMOKING:  Smoking of any substance is not permitted in any Resort facility or on Federal Property.

TRAFFIC: The speed limit in the resort is 10 MPH. MOTORCYCLES, ATV'S AND MOTORIZED BIKES ARE PROHIBITED, except to the designated parking area and in and out of the resort. Only street licensed motorcycles with 96 dBA or under are allowed to operate in the resort. All others must be trailered in or out of the resort or parked in designated areas. 

RV SITES: A messy campsite can be an open invitation to unwanted wildlife.  Remember that your campsite is a recreational site and not a residence.  RV's must be parked in your designated site.  A maximum of one (1) RV and one (1) extra vehicle per site. Rates are based on two (2) people per site. A maximum of eight (8) people per site.  If you have more than 2 people on your site, there is an additional charge, please check with the front desk.  Washing and/or repairing vehicles is prohibited.  Monthly sites are priced accordingly to four (2) persons only, plus electrical use. The RV must have current registration and insurance. Tents are allowed in lue of an RV on any RV site but must be within the designated site.  Limit 2 tents per site.

SEWER CONNECTIONS: All sewer connections must be sealed per San Bernardino County Health Department regulations. 

GARBAGE:  Please use plastic bags with ties to eliminate odors and insects, etc. Please put your garbage in the blue garbage dumpsters located throughout the resort. We have wildlife at the Resort, DO NOT leave trash out at your site. A recycling bin for plastics, aluminum, cardboard, paper and glass is available for your convenience and is located near the upper access road.  Littering of any kind including cigarette butts on resort premises will not be tolerated. Please use dumpsters provided within the resort.

SWIM LAGOON: No lifeguard on duty. WATCH YOUR KIDS AROUND WATER AT ALL TIMES! Children are required to be under parents' supervision at all times. 

PET POLICY - We love pets at Black Meadow Landing! All pets must be on a 6 (six) leash when anywhere outside and the responsible party must be with the pet when outside. NO PET MAY BE LEFT OUTSIDE UNATTENDED AT ANY TIME.  Pick up all dog waste immediately and properly dispose of it in the trash.  Only registered service animals on a leash are allowed in the resort facilities. Pets must not bark, run loose, or disturb other guests at any time. Aggressive and uncontrolled pets will not be allowed to remain in the resort.  

DISORDERLY PERSONS:   The following are grounds for reservation termination and removal from the property: loud noise; whether mechanical, musical or vocal, use of foul or indecent language, causing damage to property of the resort or another person, drunken disorderly conduct, failing to follow rules, failing to follow directions of the property staff, threatening or abusive behavior to staff or other guests, or any other conduct that is not the type of behavior that is expected at a family resort. 

Federal Land - While we want you to enjoy your time at Black Meadow Landing, please note that you are on Federal Property and All Bureau of Land Management (BLM) regulations and all park rules and regulations must be adhered to per BLM CA-6603.  You will be responsible for your  guests and will be required to pay for any additional charges and/or damages caused by you or by your guests. Management further reserves the right to eject or refuse service to anyone.

SIGNS: No soliciting allowed. All signs must comply with BLM rules and must be approved by the Resort Manager. 

LIABILITY: All facilities are used at your own risk. Management will not be responsible for accidents, injuries, or loss of property by fire, theft, vandalism, wind or Act of God. Children are to be supervised by adults at all times. The resort is not responsible for lost or stolen items.

BOAT DOCKING: Please see the office for boat slip registration.  Any boats docked without payment may be subject to towing at the owner's expense.

Customers shall use their RV and site for recreational purposes. Length of stay may not exceed 150 days based on Federal requirements and property established guidelines. 

For the protection of all of our guests, upon arrival, you and your guest(s) will be required to present identification, please be sure to have an ID or License available.

Appearance Guidelines: Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful: 

  • Exterior should be not unsightly

  • Tarps cannot be used for weatherproofing and awnings should be in good condition.

  • Air conditioning units should not be added through the walls or windows unless previously approved by management..

Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV: 

  • Damage from traveling that has just happened, especially if you have a repair plan

Watercraft, boats. and enclosed trailers may be required to park off the assigned site. Please check with the front desk for ability and additional charges. 

ALL ROADS ARE FIRE LANES. In the event of an emergency, it is important that all streets are clear from obstruction.  Any vehicles illegally parked will be towed at the owner's expense. CODE #CVC 22658-A. There may be a fee assessed for all illegally parked vehicles. If you need help finding additional parking, please see the front desk. 

TRAFFIC: All operators of motorized vehicles including Golf Carts and Motorized Scooters must have a legal driver's license and must show proof of insurance. Speed limit within the resort is 10 MPH. All modes of transportation must have head and tail lights when operating after dark. 

The following are some guidelines and rules to help everyone be a good neighbor.

Safety Guidelines 

  • Campsites should be clean and neat, free of fire hazards and clutter.

  • Customers shall not make any alteration to the electric, water or 

  • sewer connections provided by the resort.

  • Customers should adhere to specific legal requirements when connecting to sewer, water and electric services at the resort. 

  • Customers should be able to move your rig very quickly in case of emergency.

  • Any extra air conditioners, wires, hoses, or cords must have management approval.

  • Exterior furnishings should be appropriate for outdoor/camping use only. Indoor furnishings including but not limited to sofas, chairs, refrigerators (with the exception of one 3.5 cu ft apartment style refrigerator allowed per site with approval from management).

RV And Site Standards & Guidelines

Your satisfaction is very important to us. We appreciate that you have chosen to spend your time with us and want to make sure you and all our guests enjoy their stay. With this in mind, we have outlined some basic RV standards and site standards to ensure that we maintain a standard of quality in our resorts.

Please note that these guidelines and examples are not intended to address all possible situations that may arise at a property.  If you have any questions or concerns, please feel free to stop by the management office at your convenience.

Most importantly, we hope you enjoy your stay with us! 

RV STANDARDS 

The quality of RVs can contribute to or detract from the overall experience of all the campers. For this reason, we enforce some standards of appearance on RVs, similar to those in place at many other RV resorts. 

Our property rules state that “all vehicles must be operable and in good condition.” We think it may be helpful to outline a few examples of what is meant by “good condition.”

Age Limit Please note that “good condition” does not mean “new,” and we do not typically have an age limit for RVs. 

RV CERTIFICATION 

RVs should have RVIA certification. RVIA certification states the rig complies with certain fire codes, which are important for the safety of our guests. Occasionally, exceptions can be granted by Manager and/or District Manager on a case by-case basis for non-RVIA rigs which seem to conform to safety requirements and are of a design and style compatible with the park. A park model RV, also known as a recreational park trailer, should be certified by the manufacturer and built-in accordance with the ANSI code. 

APPEARANCE GUIDELINES

Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful: 

  • Doors, shrouds, panels, windows and coverings, etc. should be intact and not unsightly. 

  • Exterior should be not unsightly, and should be free of obvious, poorly repaired damages. • Tarps cannot be used for weatherproofing and awnings should be in good condition.

  • Air conditioning units should not be added through the walls or windows unless previously approved.

  • All hoses, wires, etc. should route through ports as originally designed. 

  • Exterior should be free of duct tape, repair tape, excessive caulk, etc. 

Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV: 

  • Minor body damage which has been properly repaired but is still visible. 

  • Fading of decals and/or paint. 

  • Minor window cracking, although replacements should be scheduled.

  • Damage from traveling that has just happened, especially if you have a repair plan

SITE STANDARDS 

We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can be an open invitation to unwanted wildlife.

Following are some guidelines to help everyone be a good neighbor in the resort: 

RECREATIONAL VS. RESIDENCE

  • For our seasonal or annual campers, we need to remember that your campsite is a recreational site and not a residence.

  • Customers shall use their RV and site for recreational purposes only and shall not use their RV and site as a permanent residence. Length of stay requirements are based on legal requirements and property established guidelines.

    Safety Guidelines 

  • Campsites should be clean and neat, free of fire hazards and clutter.

  • Customers shall not make any alteration to the electric, water or sewer connections provided by the resort.

  • Customers should adhere to specific legal requirements when connecting to sewer, water and electric services at the resort. 

  • Customers should be able to move your rig very quickly in case of emergency.

  • No extra air conditioners, wires, hoses, or cords are allowed except through the OEM port. 

TARPS, TENTS, SHADE STRUCTURES, OTHER STRUCTURES

  • Tents and “easy-up”-type structures are for temporary use only, limited to reservation.

  • Manager can approve more substantial, semi-permanent shade structures, in accordance with the individual property guidelines.

  • Only form-fitting bike/car covers are allowed. Carports are prohibited. Please do not use a tarp to cover any part of your RV or campsite.

  • Exterior furnishings should be appropriate for outdoor/camping use. Indoor furnishings including but not limited to sofas, chairs, freezers and kitchen tables are not allowed on your campsite.

  • Fencing is limited to 24” in height and may be utilized only in the area under the rig awning. 

  • The following flags are allowed to be displayed at your site and throughout the resort, American, Canadian, military (including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA) and veterans, sports teams and decorative flags such as holiday, seasonal or garden.

PETS 

  • Customers may have common household pets such as dogs and cats. No other animals, livestock, poultry, reptiles, insects or exotic pets are permitted. 

  • No dangerous, aggressive or poisonous pets of any kind are permitted.

  • Management reserves the right to reject any pet. 

  • All pets must be registered with the office and vaccination records must be available upon request. 

  • All pets must wear a collar identifying the owner and phone number and all pets must be always on a leash.

  • No pet shall be left tied or otherwise unattended at any time.

  • Pet owners must clean up after their pets. RV and Site Standards & Guidelines Pets (continued)

  • Pets are not permitted in the public buildings or amenity areas, including but not limited to the bathrooms and resort buildings.

  • Pets should not be an annoyance (barking continually), or a danger to the other occupants or visitors of the resort. 

  • The resort shall have no liability to family members or guests for any damage or injury to persons or property caused by any pet. 

  • Assistive animals and service animals are not pets for purposes of these guidelines; however, assistive animals must (unless a reasonable accommodation is required) comply with all behavioral and clean-up rules for pets.

NOXIOUS ACTIVITIES

No illegal, noxious or offensive activities shall be conducted at any site, including those that are or could become an unreasonable annoyance or nuisance to neighboring sites. 

  • We will not tolerate abusive or disruptive behavior, whether directed at management, staff or other persons. 

  • Smoking is not permitted in any resort buildings or facilities, including restrooms, and rental units. Smoking material must be extinguished in an appropriate fire container. 

  • The open consumption of alcoholic beverages is discouraged in the common areas of the resort. Where permitted, alcoholic beverages must be kept in a concealed container. Under no circumstances will minors, as determined by state and local law, be served or allowed to consume alcoholic beverages at the resort.

DISORDERLY PERSONS

    Damage 

  • Customers are responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor or pets. We reserve the right to charge guests accordingly for any damage they cause to the grounds and/or resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.).
